Please tell us a little about yourself.
I graduated with a degree in mathematics from Texas Tech University. I served in the US Air Force for 5½ years working in satellite operations and technology. After leaving the Air Force, I continued working in satellite operations and technology until 2005, including subcontracting to Motorola on the Iridium program here in Arizona. My husband and I moved to Gilbert, AZ 23 years ago. We have been investing in AZ real estate since 1995 and I became a Realtor in 2005.
I left my work in the world of aerospace and moved into full time real estate consulting to represent buyers and sellers and provide them with the professionalism and excellent customer service they deserve. I am very involved in every step of my real estate transactions to ensure my client’s needs are met. I am a Certified Relocation Specialist, Certified Luxury Homes Specialist, Certified Short Sale Specialist and I also have unique experience with probate and court ordered real estate transactions. How would you describe the state of local real estate in 2017?
Phoenix is still the most affordable metro area in the West in which to buy a home and companies continue to come to the greater Phoenix area creating more employment opportunities. In Maricopa County, our inventories are low but there are still great deals in both the resale market and the new build market. On resale properties, our average sales price is approximately $307K and our average days on market is ~63 (~ $250K range – ~54 days on market, ~ $500K range – ~88+ days on market, ~ $1M range – ~180+ days on market).
What is one piece of advice you have for local homeowners looking to sell?
It is extremely important for a Seller to understand the current market and the expectations of Buyers. The time on market and Buyer expectations changes for homes in the $250K, $500K and $1M ranges (stats in #2). This can cause great frustration in Sellers. The best way to understand this information and the expectations of Buyers in each price point is to use a Realtor. Handling your own sale means you will be responsible for understanding the market to establish an asking price, placing and paying for ads, answering phones, showing your home to strangers and fully understanding the legal issues and timeframes associated with the contract.
What is one piece of advice you have for those looking to buy in the greater Chandler, Gilbert, Ahwatukee, Tempe, and Mesa area?
Use a Realtor, even when buying a new build. Realtors have better access to all the properties available, understand the contract and how it protects both a Buyer and a Seller, and are bound by common law to act in their clients’ best interest.
Are there are any interior design trends you’ve seen on the rise? Which flooring style is desired by homeowners/homebuyers in the area?
Homeowners/homebuyers seem to be drawn to tiles that look like wood planks and the distressed wood planks. Many are trying to get away from carpet all together.
